Where should I start if there is no advertised price?

Where should I start if there’s no advertised price on the property that you like.

There’s a number of ways you can go about it.  The first one is on your realestate.com.au or domain portals you can actually type in a price range in the brackets provided.  If the property pops up that’s usually good start.

The second way is to look in the sold section of those internet portals and compare similar homes that have sold in the last two or three months.

The other way is also to just simply ask the agent.  They may be able to give you some sort of range that the owner’s hoping to achieve, therefore you’ll be able to find out if it’s within your search.

Another tip is to also ask bank or broker if they can do a quick valuation on it, remember they have all the facilities available to them like RP data and price finder and they can give you a very quick median house price of similar ones that are in the area at the same time.

Just remember though this is a home that you love so have a punt and put an offer in the worst that can happen is they say no.
